A very interesting You Tube Video from Real Estate Lawyers LLP. I have been involved with vendors who are concerned with disclosure issues, for example an accessory apartment. In this case she did not want to disclose the present use, I did disclose the use to assure all buyers agents were aware that there could be potential issue with the building code and local by-law. It was so foolish as she could have added more value to her asset  through the traditional methods. All the vendor needed was to have an inspection by the Town building department in Thornbury, double dry wall the furnace area, assure an interconnected fire and Co2 system was installed in the home and probably pay a fee. She had a separate entrance and as far as I could see fire egress. *note I am not a building inspector for the municipality so its my opinion folks!
